The International Property Measurement Standards (IPMS): Office Buildings has set out the standards for measuring office buildings in the categories: IPMS1, IPMS2 and IPMS3. Banahan Surveyors conduct IPMS Surveys as is now mandatory for Chartered Building Surveyors.
The service we provide involves conducting a measured survey of the office building and applying the rules for outputting office area measurements for each of the IPMS measurement standards.
While the previous form of measurement related to Gross External Area (GEA), Gross Internal Area (GIA) and Nett Internal Area (NIA), there are subtle differences to the new IPMS standard and how measurement is applied in each of the 3 measurement standards regarding use of space and the application of the ‘Internal Dominant Face’ rule in measurement results.
