It is an exciting time where you have put down a deposit while your new home is being built. Toward the end of the build, you will be informed to arrange for a snag list to be written up prior to closing on contracts.
The snagging process involves checking through the finished building for any items which are ‘snags’ or ‘defects’. The snagging inspection service we provide is a visual-only inspection of the finished building and a list of the defects found is provided in a scheduled format. The inspection is an opportunity to identify any potential non-compliant aspects with building regulations.
Fees for snag lists vary as building types and sizes can differ greatly; there is also a surcharge for properties located beyond 25km of our office.
We can provide a quotation if you get in touch with us giving us a description of the property and its location. Generally, the fees are charged, beginning at €400 plus VAT (total €492.00) for a 2 or 3 bedroom terraced townhouse, or beginning at €450 plus VAT (total €553.50) for a 4 bedroom semi-detached dwelling. A fee for a detached or one-off house build will be assessed on its merits – we can provide a quote on request.
